We recently visited this house in Nakameguro with a close friend who was considering purchasing it. The timing wasn’t quite work out, but the property itself really stood out.
Built in 2010, the house sits on a 74m² corner lot and offers over 120m² of living space across three floors, complete with a rooftop terrace and garage.
One of the biggest advantages of this property is its position. Compared to many of the homes tucked away behind it, this house benefits from significantly better road access, making parking, deliveries, and everyday living much easier. As someone who has invested in several non-rebuildable houses in Tokyo with little or no road access, it's a feature I appreciate more and more. It may not be obvious in the photos, but it's something that adds real long-term value, and renovation, improvements as well as everyday lif gets easier and more convenient. In Japan, everything is about convenience.
The house is already move-in ready, but we think there's an opportunity to make it even better. With a relatively modest renovation budget focused on finishes, lighting, the kitchen, and bathrooms, it could become a truly exceptional home while keeping the existing structure.
One idea we particularly like would be to remove one or two rooms on the third floor and create a dramatic 6–7 metre open ceiling above the living room. It would reduce the house from four bedrooms to three and slightly decrease the total floor area, but it would completely transform the feeling of the space. Whether that's the right choice depends on the buyer's priorities.
Nakameguro is known for its cafés, restaurants, quiet residential streets, and the Meguro River, especially during cherry blossom season. It remains one of Tokyo's most desirable neighbourhoods for buyers looking for a central location with a strong sense of community.
